Tree risk assessment is a systematic process for evaluating the likelihood that a tree or tree part will fail and strike a target. An ISA Certified Arborist is trained in this methodology. Our ISA Certified Arborist (#SO-356834A) provides written tree risk assessments prepared for submission to insurance companies, municipalities, HOAs, and property managers throughout Upstate SC. This guide explains what the assessment process involves and what the resulting report contains.

The Range of Assessments

Tree risk evaluation spans a range of scopes. A limited visual assessment is a walk-by survey of multiple trees — used for large properties, utility corridors, or campuses where the goal is identifying trees that warrant closer inspection. It does not produce individual tree reports. A full written tree risk assessment is a detailed ground-based inspection of an individual tree. The assessor examines the full tree from base to crown, looks for structural defects, assesses the target zone, and assigns a risk rating. This produces a written report, and it is the most common type requested by Upstate SC homeowners and property managers. An advanced assessment involves aerial inspection, resistance drilling, sonic tomography, or other advanced diagnostic tools for trees where a full assessment identifies concerns requiring closer examination of specific defects. We perform limited visual and full written assessments and can order or perform advanced diagnostics when warranted.

The Four Risk Ratings

ISA methodology produces a risk rating based on the combination of failure likelihood, consequence of failure, and target occupancy. The four risk ratings are: Low — the tree or tree part is unlikely to fail, or if it fails, is unlikely to contact a target, or if it contacts a target, the consequences are minor. Moderate — some defect is present and a target exists, but the overall risk level does not require immediate action. High — significant defect exists with a meaningful target in the fall zone; action should be taken promptly. Extreme — failure is likely or imminent, the target is frequently occupied, and consequences of failure would be severe. Extreme risk ratings require immediate response. Most trees assessed in residential Upstate SC settings fall into Low or Moderate — which is useful information in itself.

What the Written Report Contains

A full written risk assessment report includes: tree species, location, and condition summary; description of identified defects with photos; target zone identification (what is in the fall zone and how frequently it is occupied); risk rating (Low/Moderate/High/Extreme); recommended action (monitoring interval, pruning, cabling, or removal); and the arborist's ISA credential number and signature. This format is specifically designed to be useful to insurance adjusters, municipal tree permit reviewers, HOA boards, and attorneys. When insurance companies, the City of Greenville, or HOA management ask for a signed arborist report on a tree, a full written assessment signed by an ISA Certified Arborist is what meets their standard.

When You Need a Tree Risk Assessment
